It is no coincidence that the business center was named "Aygi" (garden): this unique office building complies with international environmental standards and is surrounded by a stunning garden. It is located in the historic Noragyugh district, not far from the Victory Bridge and the reconstructed Red Bridge. On one side, it is in the center of Yerevan, but on the other side, being in the business center will feel as if it’s somewhere outside the city in a nature zone.

Harutyun Petrosyan, co-founder of the business center, told NEWS.am that the construction of the building is already complete, and interior and courtyard finishing works are underway. The business center will open its doors to companies looking to offer their employees one of the most comfortable and modern business centers in Yerevan in early 2025.

Why "Aygi" is a great solution for IT companies

The "Aygi" business center is a Class A premium office building, ideally suited for IT companies that demand high standards for infrastructure, uninterrupted power supply, excellent ventilation, lighting, and comfortable working conditions for their employees. 
The four-story building is quite spacious and can accommodate at least 1,500 to 2,000 people, so even large companies with big teams will have space for their employees.

Another important fact is that the building is not only "green" and meets international environmental standards, but it’s also safe and earthquake-resistant, withstanding up to a 9-magnitude earthquake. It also has internal and external stairways for safe evacuation in emergencies.

"Green" building complying with BREEAM standards

The "Aygi" business center is one of the few buildings in Armenia that complies with BREEAM (Building Research Establishment Environmental Assessment Method) standards. It is an internationally recognized certification system used to assess the sustainability and ecological efficiency of buildings. Projects are assessed based on various criteria, such as energy efficiency, water use, impact on human health, well-being, and the environment.

The "Aygi" building is not only energy-efficient but is entirely powered by a nearby solar power plant. It also conserves another valuable resource: water. All restrooms are equipped with unique faucets that reduce water consumption by 70%. Furthermore, rainwater is collected and reused for flushing toilets, reducing the need for potable water.

The building is also equipped with a unique ventilation system.

"We conducted a study and found that many business centers have air quality issues for employees. The air is insufficient, which leads to discomfort, headaches, and other problems for some people. Each space here has individual ventilation systems equipped with oxygen sensors that automatically turn on and off depending on the number of people and the air needed at that moment. If no one is in the room, they turn off, and if many people are present, they turn on and supply the necessary air volume."

All of this makes "Aygi" one of the "greenest" business centers in Armenia.

"We wanted our project to become an example, proving that it's possible to build 'green' buildings in Armenia, and it's both real and achievable. Constructing such buildings usually requires more resources and expertise, and construction costs increase, but in the long term, the building’s operational costs decrease—specifically, it uses less water, gets its energy from solar panels, and overall, reduces its negative impact on the environment," explained Harutyun Petrosyan.

Why the largest parking lot of the business center won’t worsen traffic congestion

The situation on the streets of Yerevan is quite complicated today, and traffic jams have long become an integral part of the lives of people living and working in the city center. However, according to the developers, the new business center will not worsen the situation or contribute to new traffic jams. The parking lot at the "Aygi" business center is one of the largest, designed for more than 440 cars. 

In this parking lot, there will be spaces not only for cars but also for bicycles and scooters. Considering the growing popularity of the latter, especially among IT professionals, it is expected that more and more people will choose alternative means of transportation to get to work, which will ease the burden on city streets and reduce carbon dioxide emissions and other pollutants.

Reaching "Aygi" by bike or scooter will likely be more convenient than other business centers since there are dedicated paths for smooth rides. 

Moreover, "Aygi" is also accessible by public transport, with the nearest bus stop just 350 meters from the business center.
The parking lot at "Aygi" is also equipped with 16 charging stations for electric vehicles. This will certainly please those who prefer eco-friendlier modes of transportation.

Garden, amphitheater, gym, café

In addition to comfortable office spaces, the "Aygi" business center also offers a range of recreational areas, including a café where you can sit with friends or colleagues, a gym where you can work out after work, and a large and beautiful garden where you can take a walk in your free time.

As Harutyun Petrosyan mentioned, a unique Greek-style amphitheater will also operate in the garden, where various events can be held. Plants for the garden have been selected that are adapted to the local climate, require minimal care and water, yet still create a pleasant atmosphere and are pleasing to the eye.

"When we were designing this business center, we wanted the people working here to feel as if they were outside the city, even though the building is located right in the center of Yerevan. We wanted to create a place where people would feel so relaxed and comfortable that they would want to arrive at work as early as possible in the morning," said the co-founder of the project.
