YEREVAN. – A total of 158 sale-and-purchase deals of detached homes were registered in Armenia’s capital city Yerevan in October 2012, and this surpassed the October 2011 indicator by 45.9 percent.
Also, the US dollar “strengthened” in Armenia by 8 percent in October 2012 as compared with October 2011, and that is why even though the Yerevan house prices rose in Armenian drams, they reduced in the dram’s dollar equivalent.
A larger dram-based increase in prices was recorded in the capital city’s most expensive region, the Kentron (Central) community, which is followed by Nork-Marash and Kanaker-Zeytun communities respectively.
But it would be a mistake to unequivocally accept the noted increase. Structural changes are taking place in Yerevan’s housing market as well, and this process contributes to the mechanical increase in the prices.
